History & Philosophy

The owners Jeroen van Drunen und Lennard de Klerk originate from the Netherlands.

While language talent Jeroen studied European studies and the Romanian language and literature at the university of Amsterdam, Lennard studied electrical engineering at the Technical University of Delft and founded his own firm in 2004, that specialized in climate and energy projects in Bulgaria, Ukraine and Russia.

In 2007, they relocated to Hungary, settled in Budapest first and moved to Irota in 2012. It was first priority to find suitable private housing, preferably in a restored historic building.

Architecture & Design

  • The houses were designed so that their facades fit into the village, while providing a spacious inside
  • The walls are made of wooden-frames in which cellulose, made of used newspaper, has been blown as insulation material. On the outside, wooden soft board plates have been used to increase thermal insulation
  • The whole structure is damp-open which ensure a healthy climate inside, both in winter and summer
  • Used paint did not contain hazardous solvents
  • The houses are can be heated without much energy due to the low thermal capacity of the structure, while the high insulation ensures low heating needs in winter and in summer the houses remain cool without the use of air-conditioners

Energy Management

  • Two solar system (6.6 kWp and 4.6 kWp) generate electricity not only for on-site consumption, but the surplus is delivered to the grid
  • Each house is equipped with solar collectors proving warm water
  • Use of LED lights only
  • Fire wood is source locally to reduce transport emission and is dried for at least two years to maximize energy production and reduce emissions of small particles and other hazardous gases

Water Management

  • Rainwater is collected from the roofs and stored in large tanks. This water is used for flushing the toilets, operating the washing machine and replenishing evaporated water from the natural swimming pool
  • At the central utility building, rainwater is collected as well to wash the bed linen
  • As rainwater contains no calcium-carbonate, the use of detergents is reduced by half
  • Waste water is cleaned by individual treatment facilities that use bacteria to clean the water, and use no electricity

Environmental Protection

  • The swimming pool has a separate but interconnected basin in which reed is planted
  • Water is pumped through the roots of the reed, which filter and clean the water
  • No chemicals are used from water treatment
  • Evaporated water is replenished with rain water collected from the roofs

Waste management

  • Ample space is reserved in each kitchen to separate waste
  • Recyclable waste is submitted separately to the waste collection company
  • Biodegradable waste is composted and used as fertilizer
  • Packaging is reduced, for example by using refillable soap dispensers

Social Commitment

  • All house are wheelchair accessible
  • Guests are encouraged to purchase local produces from the villagers, like eggs, vegetables and game
  • Employment to inhabitants of the village, located in a poor part of the country
